What should you do in the first hour after water damage?

Five steps limit the damage and protect an insurance claim. Work through them in order when you can.

Leave the room and phone for help from outside if water is close to the electrical panel or a ceiling is bulging.

  1. Step 1

    Stop the water

Turn off the main shutoff valve first. Houses on slabs usually have it where the supply line comes in, often in the garage or a closet. Nothing inside? The curb meter box has a valve as well, and the water utility will help you find it.

  2. Step 2

    Make the room safe

Keep out of any room where outlets, cords or the panel are wet. Switch off the breaker only if you can get to the panel without stepping in water. If you cannot, wait outside and phone the electric utility.

  3. Step 3

    Photograph everything

Shoot wide views and close-ups before you move a thing: the source, the waterline on the walls, the floors, and the data plates on appliances. Your insurer will ask for these first.

  4. Step 4

    Move what you can

Carry rugs, electronics, papers and photos to a dry room. Slip foil or wood blocks under furniture legs so the wet floor stops climbing into them.

  5. Step 5

    Notify your insurer

Tell them about the loss soon and note the claim number you are given. Find out if an adjuster has to view the damage before drying begins. Insurers generally expect you to keep the damage from growing right away.

Why does Houston have so much water damage?

Houston gets heavy rain, tropical storms and the occasional hard freeze, and each one finds a different way into a house. The National Weather Service puts normal yearly rainfall at Bush Intercontinental Airport at 51.84 inches. Pipes, roofs and drains here work hard all year.

Flooding is the biggest memory. The National Hurricane Center reported that Hurricane Harvey in 2017 flooded at least 160,000 structures in Harris and Galveston counties combined, with 36 to 48 inches of rain in the Houston metro area. The Harris County Flood Control District says a major flood happens somewhere in the county about every two years.

Freezes cause a second kind of damage. After the February 2021 deep freeze, the Texas Department of Insurance counted 112,163 reported claims in Harris County alone. Read the longer story on why Houston floods, or see how hurricane water damage unfolds.

Everyday leaks matter too. If your water heater or air handler sits in the attic, a small failure can soak a ceiling before anyone notices. The prevention guide lists the checks worth doing before storm season.

How do you choose a water damage restoration company in Houston?

This site is a referral service, so it will not claim any provider is the top pick. Here is what to check before anyone starts drying your house. The full list is in the guide to choosing a restoration company.

Moisture readings, not guesses
Look for a provider who runs a meter over the walls, subfloor and framing and records the numbers on every visit. Drying counts as finished when each material reads normal again, however dry the surface feels.
A written scope up front
Get a written list of what comes out, what stays and dries in place, and what equipment will run. Ask for it even when you are calling in the middle of an emergency.
Training you can verify
The IICRC S500 is the water damage standard many restoration technicians train to. Ask what credentials the people entering your house hold, and ask to see proof.
Photos and logs your insurer can use
Daily drying logs, equipment lists and photos help a claim. Ask whether you will get copies too, not only the adjuster.
Plain answers about cost
Find out how the work will be billed: an insurance price list, hourly rates or a quote. Before you sign, ask what you owe if your claim is denied.
Inspector and homeowner looking over the outside of a house
Walk the property with the provider and ask them to point out each wet area.

How does a request through this site work?

    Reach out

Every page carries a call button, and the call is free.

Your details go to an independent restoration provider that accepts requests in your ZIP code, if one is available.

  4. 4

    Settle terms with the provider

What happens on the first restoration visit?

Verified customer reviews will go here once we have them, and we do not publish made-up testimonials. Until then, this is what a professional first visit usually involves.

  1. A meter-led inspection. The visit starts by locating the source and mapping where the water went, which is frequently well beyond the stain you can see.
  2. The water gets a category. Water is labeled clean (a supply line), grey (appliances) or contaminated (sewage or flooding), and that label determines which materials can be saved.
  3. Water out before equipment in. Removing standing water cuts drying time by more than any fan could.
  4. Drying, then follow-up. Air movers and dehumidifiers are set up, and a technician comes back to take readings until the materials test dry.

What is the difference between water mitigation and restoration?

Mitigation is the emergency phase. It means shutting off the source, pumping out water, removing wet materials and drying out the structure. Restoration is the rebuild afterward: drywall, flooring, paint. Mitigation should start immediately, but rebuilding waits until moisture readings show the house is dry.

Some Houston companies do both phases, while others pass the rebuild to a general contractor, so ask which applies to you. The water mitigation guide walks through the first visit and the proof that drying is done.

How much does water damage restoration cost?

There is no set price. Cost depends on how large the wet area is, the water category, the materials involved and how long it stayed wet. For a sense of scale, the Insurance Information Institute reports that homeowners claims tied to water damage or freezing averaged $15,400 across 2019 to 2023. This site does not quote prices.

  • How many square feet are wet, and on how many floors
  • Whether it is clean water, grey water or sewage
  • Whether the surface is carpet, hardwood, plaster or tile
  • How much has to be removed instead of dried
  • Rebuild work after drying, when the same provider handles it

Before work begins, ask each provider how billing works and get the answer in writing. Fixr's national guide puts most jobs between $1,200 and $5,000. The cost guide splits it out by water type and material.

Does homeowners insurance cover water damage in Houston?

In many cases, yes, when the loss is abrupt and unplanned, like a burst pipe or a supply line that fails. FEMA says most homeowners policies exclude flooding, so rising water takes a separate flood policy. Sewer backup typically needs an endorsement. Your own policy wording settles it.

Claims like this are common. Roughly one of every 60 insured homes files one in a year, per the Insurance Information Institute, and in 2023 these claims represented 22.6% of homeowners insurance losses.

The Texas Department of Insurance says a company has 15 business days to acknowledge your claim. The insurance claims guide has the full steps and a cause-by-cause table.

How long does water damage take to dry, and can it cause mold?

Clean-water jobs usually need only a few days of professional drying, and hardwood and plaster run longer. Mold is a genuine risk, so the EPA says wet materials should be dry inside 24 to 48 hours and indoor humidity held under 60 percent.

A job is finished when readings in the wet areas equal those of untouched areas made of the same material, and a dry-feeling surface proves nothing. Read water removal and extraction for how the water comes out, and mold after water damage for what to monitor afterward.

What are the signs of hidden water damage?

Signs include stains, paint that bubbles, floors that cup or go soft, a musty smell, a rising water bill and mold that keeps coming back. The water usually sits where you cannot see it: inside a wall, above an attic ceiling or beneath the flooring.

  • Bubbling, peeling or stained paint or wallpaper along the floor or ceiling line
  • Baseboards that swell or separate from the wall
  • Cupped hardwood, or laminate whose edges lift
  • An odor that gets stronger with the house shut up
  • A water meter that moves when every tap is off

For hidden moisture, a restoration provider can trace it with meters and thermal cameras before opening anything. The signs of water damage guide goes room by room.

Questions people ask

Do you take requests from my Houston ZIP code?

Requests come in from ZIP codes across Houston and the towns around it. The ZIP code table on this page covers the city ZIP codes, while the ZIP code finder handles every other county. The provider checks your exact address when they phone you.

What should I do right after I find water damage?

Close the main water valve, keep clear of wet electrical items and take photos before you touch anything. After that, carry valuables somewhere dry and tell your insurer. Each action has its own card in the first-hour section above.

When do I need professional water removal?

Sewage or water from outside always calls for a professional. So does water that has reached carpet pad, drywall, insulation or a subfloor, spread through several rooms, or sat for over a day. A thin film on tile might only need a wet vac and a fan.

Can wet drywall and carpet dry out without help?

The surface can dry while water stays in the pad, wall cavities and subfloors. To prevent mold, the EPA says wet materials should be dry inside 24 to 48 hours, a window that soaked materials rarely meet through air drying alone. Source: EPA.

What should I have ready when I call?

Have these on hand: the property ZIP code, the water source, an estimate of when it started, the wet rooms, whether the source is stopped and your insurer. Photos help if the provider asks, and so does your policy number if you plan to file.

What happens once I submit a request?

Your details go to an independent restoration provider that accepts requests in your area, if one is available. That provider contacts you to settle the job details, timing and price. This site does no restoration work and sets no provider prices.

Is water still running? Close the main valve first, then call for help.
